3. Purchase price is fixed!
Once you have decided what price you would like to get, your property is advertised in the net and you choose to work with a several real estate companies.
It is very important that the purchase price remains same for all the agents. Different prices offered by different real estate companies confuse the buyer, and make him doubt your control over your partners.
We advise: Choose one real estate company as your reliable partner! If your property is offered by several agencies and is not sold yet, this may leave a wrong impression about its qualities.
4. Signing preliminary contract for sale-purchase
Your property have found its buyer, conditions are settled and you are ready for the sale. The next step is signing preliminary contract for sale purchase (according to Article 19 of the Contracts and Obligations Act) in ERA® Invest office.
If you are not in a position to come over and sign it in person, your ERA® Invest agent will suggest and discuss with you a few options to make it happen. ERA® Invest solicitors will prepare the contract, together with all the necessary appendixes after they have familiarized themselves with the property paperwork, supplied by you in advance.
5. Notary completion of the sale (ownership transfer)
ERA® Invest team is in touch with its sellers up to finalization of the sales. A week before the notary completion we will contact you (or the authorized by you third party) to confirm an appointment with the Notary, according to the deadline, specified in the preliminary contract.
For the notary completion it is necessary to submit: a plan of the property, a government tax evaluation and a certificate for lack of claims, liens, mortgages, injunctions or limited real property rights. ERA® Invest solicitors will assist you and support you in the process of supplying these documents. If the selling property is in building progress at the moment or it has a special status, we will inform you in advance about other documents which are required.
